Canadian Home Sales Rise Again in June as Prices Show Signs of Stabilizing

National sales rose for a third straight month in June while CREA's home price index held flat month over month, though prices remain below year-ago levels.

Sales climb, prices hold steady

National home sales rose 0.5% in June, the Canadian Real Estate Association reported, marking a third consecutive monthly increase. That followed a 5.5% jump in May and a 0.9% gain in April, suggesting buyer activity has been building through the spring.

Prices showed signs of stabilizing alongside the sales gains. The non-seasonally adjusted national average home price was $696,078 in June, up 0.5% from a year earlier. The National Composite MLS Home Price Index (HPI) was unchanged from May, the first month without a month-over-month decline since January 2025, though it remained down 3.6% year over year.

Market balance tightens

The sales-to-new-listings ratio, a gauge of how tightly supply and demand are matched, tightened to 50.2% in June from 49.3% in May. CREA considers that range balanced, meaning conditions currently favour neither buyers nor sellers broadly across the country.
